For TRUKKIT customers introduced by a real estate professional, the service record is service-only. It is not a Southern Bell Living real estate lead, marketing list, or advertising audience.
TRUKKIT is a service vendor—not a brokerage lead funnel.
Clients retain the right to choose their own professionals. Within that client-choice boundary, TRUKKIT commits that a documented Realtor referral will not be used to solicit, divert, or cultivate real estate business for Southern Bell Living.
No SBL Solicitation
No listing pitch, buyer-representation pitch, home-valuation solicitation, listing alert, market report, newsletter, referral request, or real estate drip campaign is triggered by the TRUKKIT referral.
No Cross-Company CRM Enrollment
The referred customer's name, email, phone, address, and service history are not copied or synced into Southern Bell Living's real estate CRM for prospecting.
No Advertising-Audience Use
Partner-referred customer data is not uploaded, matched, or used to build SBL custom audiences, lookalike audiences, customer lists, or person-level retargeting.
No Brokerage Intelligence Transfer
TRUKKIT does not pass potential-listing signals, estate circumstances, photos, inventories, access details, job notes, or property-condition observations to SBL for brokerage use.
TRUKKERs complete the service; they do not create real estate leads.
TRUKKIT may send job opportunities to independent service providers who decide whether to accept available work. The provider's authorized role is the hauling or cleanout service—not brokerage, lead qualification, or cross-company marketing.
No Real Estate Role
TRUKKERs are not authorized to provide, solicit, recommend, or refer brokerage services or to represent Southern Bell Living or The Boulevard Company.
No Sales Questions
TRUKKERs do not ask whether the customer plans to buy or sell, collect real estate interest, distribute SBL materials, or receive compensation for real estate leads.
Minimal Job Data
A provider receives only the service information reasonably necessary for the accepted job, safety, access, proof of work, and authorized support.
Service-Only Response
If asked about real estate, the provider explains that the provider can assist only with the TRUKKIT service and directs the customer to the customer's real estate professional or official TRUKKIT Support.
Who and what the standard protects.
Partner-Referred Customer
A person, household, estate, trust, business, or property introduced to TRUKKIT by an agent, team, brokerage, association, or referral network and recorded as partner-referred at intake.
Protected Service Data
Identity and contact details; property addresses; entry codes and access instructions; photos and video; estate, probate, family, occupancy, or financial circumstances; inventories; quotes; schedules; job notes; and service history.
Permitted Service Uses
Quoting, scheduling, dispatch, safety, service delivery, payment, customer support, quality control, insurance, dispute handling, fraud prevention, accounting, and legal compliance.
Separate Consent
A service authorization is not consent to real estate marketing, public before-and-after content, a testimonial, or cross-company data sharing. Each requires its own clear and affirmative permission where applicable.
The referral source controls what may happen next.
Partner Referral
Remains service-only and Partner-Protected. No SBL solicitation or customer-data transfer occurs.
SBL Client
May separately choose TRUKKIT while remaining an SBL client. The brokerage and service relationships keep separate agreements and responsibilities.
Direct TRUKKIT Customer
Remains TRUKKIT-only by default. A direct customer may independently request SBL contact through authorized Support after a representation check and separate named consent.
Unknown Source
Defaults to service-only and no SBL marketing until source, representation status, and any separate permission are documented.
A customer request does not erase the firewall.
TRUKKIT and its independent providers do not initiate real estate conversations with partner-referred customers. If a customer independently raises one, this protocol applies:
1. The TRUKKER does not discuss it.
The independent provider explains that the provider is present only for the TRUKKIT service and directs the customer to the customer's real estate professional or official TRUKKIT Support.
2. Authorized Support checks representation and source.
Support asks whether a current listing, buyer-representation, or other exclusive real estate agreement exists and confirms whether the record is Partner-Protected, without requesting confidential agreement terms.
3. Protected, represented, or uncertain customers are redirected.
A Partner-Protected customer is directed back to the referring professional. A represented or uncertain customer is directed to the existing agent or broker before any substantive brokerage discussion.
4. Only an eligible direct customer may request SBL contact.
A direct TRUKKIT customer who states that no conflicting representation exists and independently asks for SBL contact may use a separate consent path. The request is documented, the common founder and separate companies are disclosed, and a named affirmative opt-in is required before SBL follow-up.
5. Keep the service record separate.
A permitted contact request transfers only the minimum contact and request details. It does not convert the TRUKKIT service file into an SBL marketing record or authorize use of service data for advertising.

Need-to-Know Access
Employees, contractors, and service providers receive only the information reasonably necessary for their assigned service, safety, payment, support, or compliance function.
Photos and Public Content
Property photos, possessions, cleanout details, and before-and-after content are not published or used in marketing without a separate written release from an authorized person.
Partner Status Updates
The referring professional may receive scheduling or completion updates only when the customer or authorized representative permits them. Sensitive job details are not included unless necessary and authorized.
Retention and Disposal
Service data is retained only as reasonably needed for the permitted purposes, contractual obligations, tax and accounting records, insurance, disputes, or law, then deleted or de-identified under a written retention schedule.
Service Providers
Vendors and subcontractors must be subject to confidentiality, security, and purpose limits appropriate to the information and service they receive.
Incident Response
A verified policy violation requires immediate suppression where applicable, investigation, correction of the cause, documentation, and notice to affected parties when appropriate or legally required.

To maintain this public standard, the following controls must be enabled, tested, and kept aligned with the written partner terms and privacy notices:
Referral Source Lock
Partner identity, referral source, timestamp, and policy version are captured at intake and remain attached to the service record.
CRM Suppression
Partner-referred contacts are blocked from SBL prospecting imports, automations, newsletters, property alerts, and nurture sequences.
Audience Exclusion
Marketing exports exclude protected records, and suppression rules cover customer-list matching, retargeting, and lookalike-source creation.
Role-Based Access
Cross-company access is disabled by default; service information is available only to authorized people with a service or compliance need.
Role Boundary Acknowledgment
Relevant TRUKKIT and SBL personnel receive the protocol. Independent providers receive the narrow service-only, confidentiality, and no-real-estate-role requirements applicable to accepted jobs.
Audit and Correction
Suppression, exports, permissions, and complaints are periodically reviewed, with an owner and documented corrective-action process.
Consent Separation
Any eligible direct-customer request for SBL contact records the source, representation response, shared-founder disclosure, named consent, timestamp, and minimum data transferred.

Client Choice Is Preserved
This standard protects against solicitation and misuse of referral data. It does not restrict a customer's lawful right to choose, change, or contact a real estate professional.
Existing Agreements Matter
Current representation agreements, written partner terms, brokerage policy, privacy notices, and applicable law control. An executed partner addendum should define any protected period, remedies, and terms that go beyond this public standard.
Pre-Existing Relationships Are Not Rewritten
The referral does not erase a documented relationship or valid marketing consent that existed independently before TRUKKIT received the referral. Any conflict must be disclosed and handled under the customer's instructions, current agreements, professional rules, and law. TRUKKIT service data remains unavailable for SBL brokerage use.
General Advertising Is Different From Referral Targeting
A referred customer might encounter broad, untargeted SBL advertising as a member of the public. The promise is that TRUKKIT referral data is not used to select, match, target, retarget, or directly solicit that person for SBL.

This public standard is an operating disclosure, not legal advice or a substitute for counsel. TRUKKIT and Southern Bell Living should keep the policy, partner addendum, privacy language, provider terms, and workflow reviewed by South Carolina counsel and the applicable broker-in-charge.
