Dues vs. Regime Fees

Single-family Mount Pleasant communities typically charge annual HOA dues covering common areas and amenities. Condo and townhome sections charge regime fees — usually billed monthly and covering exterior maintenance and master insurance — often in addition to master-association dues.

Transfer & Estoppel Fees

One-time charges collected at closing when a property changes hands — for example, Dunes West charges 1/6 of annual dues and Park West charges $125. They are transaction costs, not recurring dues.

Capital Contributions

One-time buyer payments into community reserves at purchase — for example, Oyster Point collects 0.5% of the purchase price and Hamlin Plantation collects $1,000.
